Deciding to replace your siding?

Replacement of siding usually is not the first item on a homeowner’s project list for their house.  Often it is a kitchen, bathroom, outdoor living area, or just painting!  But, for most houses there comes a time when and exterior facelift is not only needed but necessary.

The exterior cladding of a home is one of the most important components which protects the structural integrity of the house.  It is also a major factor in “curb appeal” along with landscaping. 

It is often cited that we have only a few seconds when meeting someone to create a first impression.  The same is true of your home.  That first impression from the street or driveway creates impressions and emotions regarding your home.

So, whether you are considering an update to protect the house from the elements, for “curb appeal”, getting it in shape to sell, or simply pride of ownership, here are a few things to consider.

Is the siding still doing its job of protecting the house?

The main function of exterior cladding on a house is to protect the structure from the elements.  Its job is to prevent water and wind infiltration, which can reduce energy efficiency and more importantly cause rotting of the structural framing of the house. 

If the answer is no, then it is definitely time to consider replacing the siding

You will want to inspect for any cracks, open seams, or areas around trim, corners, and especially windows which might allow water to get behind the siding.


Is the siding aesthetically pleasing? 

All siding will be affected by weather exposure.  Often the appearance of siding will give a good clue as to when it should be replaced.  Warping, cracks, splits, rotting, mildew, fungus, and severe fading all are signs that the siding may be nearing the end of it useful life. 

In western Washington, often the walls that have a southern exposure are subjected to the most severe weather.  Wind, rain, extremes of heat and cold and typically will wear out sooner than other walls.  On my own house I had areas of T-111 siding.  This is an actual plywood siding which will last a very long time.  It can rot but usually that only occurs if moisture is getting behind the siding. 

My house was well taken care of and had no moisture issues.  But the top layer of T-111 is aesthetically pleasing but after over thirty years was deteriorating from weather exposure and was having a hard time hold paint.  It was still protecting the structure but just did not look good.  So, we eventually decided to install new Hardieplank factory painted siding.

 

is Maintenance is just too much?

Exterior maintenance of a house is not only important for “curb appeal” but can be a major investment of labor and/or money! 

If you have been a DIY’er, but you are entering that phase of life (the more mature years) when you just don’t have the energy, stamina, or ability to do your own repairs and maintenance.  Or you prefer to spend your time differently, then maybe it is time to opt for a lower maintenance exterior. 

There are a lot of options for low maintenance exterior products from roofing, siding, windows, and even low maintenance landscaping.

What if you are selling the home soon?

If you are readying your home for sale the decision becomes even more important.

First let me say that no one can “know” if your home will sell or not with the existing exterior.  Over the last 25 plus years our company has dealt with many homes that had defective “hard board sidings” which would definitely be called out upon inspection and be an obstacle to completing a real estate transaction.  

We have had potential clients that were able to successfully sell with siding and very little cost to them in the negotiation.  Others who were able to sell but had to settle for a larger cost than if they had replaced the siding before putting the house on the market. 

Still other clients tried to sell and after several offers falling through decided to go ahead and replace and then sold the house.  If you find yourself in that situation it is best to consult with your real estate agent and a reputable siding replacement company.
